We accept payment by bank transfer, cheque or via our online booking system. 20% deposit is payable at the time of booking. If you’re still making a decision, we can hold a provisional booking for up to seven days. The remaining payment is required six weeks prior to your stay. If your booking is placed within six weeks of your stay, full payment is required at the time of booking.
Cancellations must be immediately notified to us by phone and confirmed in writing. If we are able to re-let your booking, we will refund you the final letting price (which may be less than you paid) less the deposit. If we are unable to re-let the cottage, there will be no refund under any circumstances. If you need to change the date of your stay, we will be as flexible as possible. We advise that you take out holiday cancellation insurance – details about Booking Protect are available on the booking form. In circumstances outside of our control – for example, fire or bad weather – we may be forced to offer you an alternative property or cancel completely. Once your payment has been received as cleared funds, we will send you a booking confirmation and ask that you let us know within five days if any of the details are not correct.
Check-in is from 4pm. We request that guests depart by 10am on day of departure. If you require an earlier check-in time, please ask and we will endeavour to make a special arrangement.
At the earliest opportunity, we ask that you notify us of any breakages or damage, and if anything in the cottage is not functioning as you would expect. Minor accidental damage such as broken crockery will not be charged for; however, larger items and damage in general to your accommodation will be charged. If you lose a key, we will replace it upon you paying for the cutting of a replacement.
All cottages must be left as they are found – in a clean and tidy state. If you require cleaning during your stay, then our cleaning team can be employed at an additional cost. If you have shared catering arrangements, the correct inventory must be returned to each cottage.
Guests are requested to respect the peace and safety of everyone on and off site. Noise between the hours of 10pm and 9am must be kept to a minimum, to be considerate of others.
Please, no smoking in the cottages and grounds of Burlton Cottages.
The owners reserve the right to enter your cottage for purposes of inspection or to carry out any necessary repairs or maintenance.
Our two friendly labrador dogs live with us on site, so unfortunately the cottages are not suitable for people with allergies or who are frightened of dogs. They are well-exercised and fenced off from the cottages at all times. Well-behaved house-trained guest dogs are welcome in the cottages – please read our separate Dog Policy and always inform us if you are bringing a dog. There is an additional cost of £25 per dog per stay. A dog welcome pack is provided – see our dog page for details. Cats and other pets are not allowed.
The grounds are unsupervised and unattended, so use is entirely at your own risk. Burlton Cottages shall not be liable to you or your party for loss or damage to property howsoever arising. You must take all necessary steps to safeguard yourselves and your property.
In the event of property being left at the cottages, best efforts will be made to locate the items and arrange return at the guest’s expense.
Every effort has been made to ensure that you have an enjoyable stay. However, if you have any problem or cause for complaint, please raise this with the owners during your stay, so that we can try to resolve the matter for you, where reasonable and where time allows.
